Tenants obligations

A tenant has two main duties:

  1. Pay the rent on time
    If the tenant does not pay the rent on time, the landlord can take payment collection measures. He/she may charge fees for these costs plus additional interest. However, the landlord must warn you first.

  2. Use the property as a good tenant
    The tenant must be tolerant against necessary repairs and maintenance to the property itself. Upon leaving, he/she is obliged to return the property in the same condition in which he received it. 

Our website states all the rules for this. It is important that tenants understand which maintenance issues and repairs are their responsibility and which are with the landlord. Maintenance work arising directly from the wear and tear use of minor appliance or fixed items such as a door handle are paid by the tenant. All other maintenance issues are basically the responsibility of the landlord.

What are minor repairs?
To end all uncertainties and discussion, the government has taken a decision: the Decree Minor Repairs (Dutch: Besluit Kleine Herstellingen). To show this decree in a simple way, we have compiled a list with all the duties therein mentioned. This work is on the account of the TENANT.
